When a local public school district required a specialized maintenance and operations facility on a fast timeline, Tom Drauschak identified and executed a complete real estate and construction solution from concept to occupancy.

Working with a 50% silent partner, Tom located, purchased, and redeveloped a 20-acre parcel featuring a 52,000-square-foot warehouse building. Acting as both developer and builder, he negotiated directly (without a broker) with all parties — securing a long-term lease and option-to-purchase agreement with the school district for 26,000 square feet of the facility to serve as its new maintenance headquarters.

Under Tom’s direction, the property was transformed and reconfigured to meet the district’s operational requirements, including specialized storage, workshops, offices, and vehicle bays. His team handled all aspects of site planning, renovation, and code compliance, ensuring the building was delivered efficiently and tailored to public-sector standards.

Result: A successful adaptive reuse and redevelopment — turning a private industrial warehouse into a fully functional Public School Maintenance Facility, strategically acquired, negotiated, and completed under Tom Drauschak’s leadership.
