Bucktown Crossing Residential Age Restricted Community — South Coventry Township, Chester County, Pennsylvania
Tom Drauschak identified, acquired, and entitled the Bucktown Crossing residential community — a 5.5-acre site in South Coventry Township designed specifically to meet the township’s desire for age-restricted housing.
Working without a broker, Tom negotiated the property purchase, structured the investment with a 50% silent partner, and conceived a new land-use concept that transformed the parcel into a 54-unit, age-restricted multi-story residential development.
In close collaboration with township officials and planners, Tom tailored the design to reflect the community’s character and the township’s long-term planning goals. He secured full municipal approvals within just 90 days from the agreement of sale — an exceptionally fast entitlement timeline.
Upon obtaining approvals in 2005, Tom sold the fully entitled project to a development partnership, delivering a ready-to-build, community-supported design that advanced the township’s housing objectives while demonstrating his signature precision in negotiation, planning, and execution.
