Chestershire Residential Development — North Coventry Township, Chester County, Pennsylvania

Tom Drauschak identified, acquired, and developed the Chestershire Subdivision, a 50-acre residential community located just off Route 100 in North Coventry Township.

After negotiating the property purchase, Tom personally designed and engineered the development’s layout — a 24-lot, double-cul-de-sac configuration — choosing this low-density plan as a conservation benefit to the township rather than pursuing the 240-townhouse zoning permitted by right. The result preserved open space, reduced environmental impact, and enhanced long-term property value.

Tom obtained all municipal and agency approvals and, through his company Earth Enterprises, Inc., installed all site improvements, utilities, and infrastructure. His team then constructed and sold custom homes within the community, establishing Chestershire as a model of thoughtful planning and sustainable residential design.

Result: A 50-acre, conservation-focused residential community — conceived, engineered, approved, and built under Tom Drauschak’s direction, demonstrating his commitment to smart growth, quality craftsmanship, and environmental stewardship.
